Madrid is quickly becoming one of the most popular places to buy investment properties in. With the 2008 housing market crash behind us, Spain is finally climbing out of the damage and in the process of recovery. As far as investments go, real estate is often considered one of the safest and as far as investment property locations go, Madrid is a great option due to it’s mild climate, high quality of life, and LGBT inclusiveness. In fact, Spain is one of the top 10 countries in the world for real estate investments. Winters rarely get below freezing and while summers may be quite warm, there are many places to escape to nearby like the Sierra mountains or the Mediterranean beaches. Though it’s the largest city in Spain, it’s quite walkable and offers reliable public transit and with great public health care, the quality of life is one of the best in Europe. It’s also one of the most LGBT-friendly cities worldwide and hosts Europe’s largest gay pride parade every July. There are many reasons for a Madrid property investment, but what are the requirements?

Whether you decide to buy and live in Madrid, have a vacation home, or own and rent from abroad, there a few things to consider. Foreigners have the right to buy property in Spain be it commercial, residential or land. However, this does not automatically give you residency. Citizens coming from countries that are part of the European Economic Community already have the right to own in Spain and would just have to obtain a residency card. However, if you’re coming from outside the EU, you’ll need a residency visa to live in Spain. According to the Spanish consulate in Washington, one year residency visas for real estate owners are granted to Americans for properties “worth at least 500,000 euros”. If you do not wish to live in Spain, you can still buy property as an investment and rent it out. Whether you rent it out or not, as a non-resident owning property in Spain you must “pay an annual income tax that varies according to whether the property is rented out or not”. Understaing the property taxes in Spain that you will owe can be an overwhelming task.

Once you’ve sorted out the legal requirements of owning property in Madrid, there’s all the logistics of choosing the location, navigating through the purchasing process, and general maintenance and management of the property if you don’t plan to live in it. We recently attended the LGBT New Media Trade Show & Expo held at The Vdara Hotel Las Vegas in December

The trade show was a great mix of cutting-edge LGBT New Media companies and influencers. This trade show and expo was open to all LGBT media that had a strong online or mobile app presence, including those with a focus on bloggers, YouTube content creators and other LGBT influencers.

As part of the trade show we had the opportunity to present a session giving travel industry professionals tips on working with LGBT influencers.  Interested in working with LGBT influencers on a campaign to help promote your brand, business or destination? We’d like to invite you to a Twitter chat that we are hosting next week on Tuesday, Nov 8th at 11am EST / 4pm GMT / 5pm CET.

The chat will discuss LGBT tourism and it’s hosted in conjunction with the LGBT Village at World Travel Market (WTM) in London. Better yet, if you happen to be attending WTM you can come join the chat in person at the LGBT Village located at stand # UKI238. But even if you’re not physically present, we’d still love for you to join virtually.

If you’ve never joined a Twitter chat before it’s very simple! Just login to your Twitter account on your computer or mobile phone at the time above and search for the hashtag #LGBTvillage. The chat will last 30 minutes and you’ll see a series of discussion questions related to LGBT tourism. You can monitor the conversation by refreshing your screen – always searching the hashtag.

Simply jump into the conversation and answer the questions to join. We’ll be posting a series of questions labeled Q1, Q2, Q3…etc. Answer the corresponding question by posting your answer with the label A1, A2, A3…etc. You can also comment on other users responses during the chat.

The #LGBTvillage Twitter chat is a great way connect with both consumers and industry interested in LGBT travel and also a good way to grow your social media following with very relevant followers.

Here you’ll be able to meet, greet and interact with some of the most cutting-edge LGBT New Media companies today.  The goal of the LGBT New Media Trade Show & Expo is to allow CMI conference attendees to meet, interact with and learn more about how these LGBT New Media folks can help their destinations and/or tourism-related organizations get the word out to the LGBT traveler online.

In addition, the LGBT New Media Trade Show & Expo is open to everyone in Las Vegas, from small businesses to ad agencies and corporate representatives wishing to meet some of the top LGBT New Media in person. We realize the challenge many businesses face on the social media front, so we’ve put together a list of 5 Social Tools to help streamline your efforts and improve your online presence.

Hootsuite

Hootsuite is one of the most widely used online platforms for managing social media it’s uses are endless. They offer everything from entry level, free plans to enterprise plans intended for corporate use. For the social media beginner, Hootsuite is a great tool to schedule your social media posts in advance. Hootsuite also offers additional tools to help you find relevant content to share on your social media channels and also manage innovative online campaigns.

Canva

Canva is a non-graphic designers dream come true. We like to call Canva “graphic design for dummies” because it’s simple online interface allows you to create professional looking graphics and images that you can use on your social media profiles and posts. Canva is free and has an extensive library of tools and templates to start super charging your social media with visually appealing graphics.

Keyhole

Keyhole is a more advanced tool for social media professionals that want to measure the impact of their social media efforts while monitoring that of your competitors. Keyhole allows you to track keywords and hashtags to measure the reach your social media posts. You can track the growth of your own accounts or closely monitor the accounts of your competitors to see what they are doing on social media. Keyhole is a paid tool but they offer a free trial for anyone looking to try out the useful analytics and tracking platform.

IFTTT (If This Then That)

IFTTT is an online tool that allows you to automate a wide variety of actions on activities online. It’s particularity useful in the social media realm because it allows you to automate some of your social media posting to other platforms. For example, you can setup a IFTTT recipe to automatically send a Tweet from your Twitter account every time you post a new Instagram photo. The options on IFTTT are vast and it’s completely free to use.

RSS Feeds

RSS Feeds have been around for years but they are particularly useful in the social media space. One of the best ways to create engaging content with your followers is to share relevant content with them from other related businesses or social accounts. With RSS Feeds, you can follow the blogs of several related businesses to yours, and share any new articles or blog posts from your feed to your own social media accounts. For advance users, you can even use tools like Hootsuite or IFTTT to automate your social sharing with RSS Feeds.

We recently attended the TTG Media LGBT Tourism Conference in London this summer. More than 200 professionals from the travel industry attended this one day event at Etc Venues, St Paul’s 200 Aldersgate in London to learn, network and better understand the LGBT travel segment.
Industry leaders shared their views, case studies and insights into this important market segment and we were given the opportunity to present our views about travel. Outfluential Founder & Director, Auston Matta, presented insights on an often controversial topic – Is Anywhere Off Limits for LGBT Holidaymakers? You can view the presentation which includes valuable tips and insights about how LGBT travelers can make the most of their visit to any destination, while remaining safe and property educated.

Other presentations included topics on LGBT marketing and advertising, destination strategy and case studies from tour operators and travel agencies.

We want to help more LGBT bloggers, YouTubers and social media personalities to travel the world & share their adventures.

Outfluential was founded by the guys behind Two Bad Tourists, a popular travel blog and online resource for LGBT travelers created in 2012 focusing on international gay friendly destinations, festivals and events. With an audience of more than 110,000 readers and followers, the website has grown to become one of the most popular online travel blogs written specifically for the LGBT community.

We want to use our expertise in blogging, social media and outreach to help content creators connect with the travel industry to provide opportunities for increased visibility for the LGBT community.  Like Two Bad Tourists, Outfluential was founded on a passion for travel and the belief that LGBT tourism is a unique and important segment of the industry that is full of opportunity but lacks full representation from within our own community of self-made content creators, social media stars, YouTubers and bloggers.

We think it’s important for more LGBT people to travel and share their stories. The more LGBT visibility we provide, the better we can overcome homophobia and help LGBT people to travel safely and be better informed about the amazing opportunities around the world waiting to be discovered.

How are we going to do it?

Outfluential is a simple concept – we want to help content creators earn a living by telling more travel stories. We’ll do this by connecting content creators with the travel industry in a win-win scenario where content creators get access to more travel opportunities while helping to provide visibility to destinations and brands that support the LGBT community and want us to visit. Writing and creating video about travel is fun and rewarding, but unless content creators can get rewarded for their time, it’s difficult to continuously tell these stories. By connecting these two parities, we hope to see more great travel adventures from our favorite storytellers which will ultimately help the LGBT community gain access to better travel tips, advice and safety information.

We understand that the concept of “gay travel” might not make sense to everyone. After all, does our identity really affect the way we travel? However, we do firmly believe that until the LGBT community has full rights and acceptance globally, there will always be a need for additional support and specialized services for our community to ensure the comfort, quality and safety of our travel experiences. But rather than let the travel industry and traditional media (e.g. magazines, apps, guide books, etc.) take the lead, we prefer to empower self-made bloggers, YouTubers and social media personalities to help pave the path.
